Job Description

Vice President, Asset Management

Location: New York, NY

Reports To: Head of Investments

COMPANY OVERVIEW

Established in 2021, Castle Peak is an investment and development platform with a singular focus on hotels and resorts in supply-constrained outdoor destination markets across North America: National Park gateway towns, beach towns, lake towns, ski resorts and wine country. The firm’s vertically integrated platform seeks to deliver outsized risk-adjusted returns to investors with a differentiated, scalable, fundamentally asymmetric real estate investment product. Trailborn, an affiliate of Castle Peak, is the leading full-service outdoor adventure hospitality brand that recently entered into a strategic partnership with Marriott.

POSITION SUMMARY

The Vice President, Asset Management will lead the strategic oversight of Castle Peak’s portfolio, acting as the key driver of operational performance and asset-level value creation. This individual will serve as the primary liaison between ownership and the brand/operator, ensuring alignment with business plans and maximizing asset-level EBITDA and long-term value. Success in this role means delivering outsized financial performance relative to underwriting, executing high-impact capital initiatives, providing best-in-class reporting to internal stakeholders, and cultivating strong relationships with key stakeholders including brand, operator, and local market participants. The ideal candidate combines deep hospitality expertise with sharp financial acumen, strong leadership, and the ability to translate strategy into results across both stabilized and transitional assets. This is a high-impact, visible role with influence across the firm’s investment, reporting, and strategic decision-making processes, with a growth trajectory to shape the firm’s Asset Management discipline. The position will report to the Head of Investments.

KEY RESPONSIBILITIES:

Asset Management & Value Creation

  • Lead oversight of a portfolio of hotels, with responsibility for driving operational and financial performance to exceed underwriting targets
  • Identify and implement strategies to increase asset-level EBITDA, optimize flow-through, and manage cost structures
  • Analyze STR reports, P&Ls, labor metrics, and customer feedback to identify underperformance and growth opportunities
  • Regularly conduct on-site property visits to assess physical condition, team effectiveness, and guest experience.

Strategic Planning & Budgeting

  • Oversee the development and execution of annual business plans and budgets in collaboration with operator/brand
  • Lead property improvement planning (CapEx), including scope development, ROI analysis, and execution oversight
  • Evaluate market positioning, brand alignment, and opportunities for optimization

Operator and Brand Oversight

  • Serve as ownership’s representative in regular meetings with hotel GMs, brand representatives, and operator
  • Hold operator accountable to business plan performance and management agreement terms
  • Facilitate transparent communication between ownership and operator teams

Investment Support

  • Support Investment Team’s underwriting of new acquisitions and dispositions, including operating assumptions, renovation scoping, and transition planning
  • Drive exit strategy execution, including asset preparation, broker engagement, and sale documentation

Reporting & Stakeholder Communication

  • Prepare and present asset performance updates to internal stakeholders, including investment committee and capital partners
  • Contribute to quarterly and annual investor reports with performance summaries, KPIs, and value-add milestones
  • Partner with finance team on valuations, reforecasts, and audit support

REQUIRED QUALIFICATIONS

  • 10+ years of relevant experience in hotel asset management with a proven track record of maximizing asset performance (prior employment/engagement with private equity ownership preferred)
  • Strong financial and analytical skills; fluent in hotel P&L dynamics, budgeting, valuation, and KPI analysis (RevPAR, NOI, flow-through, STR metrics)
  • Deep understanding of hotel operations, including revenue management, F&B, labor optimization, and guest satisfaction metrics (experience with independent/lifestyle resorts preferred)
  • Demonstrated experience overseeing CapEx projects, PIPs, and ROI-driven renovations
  • Effective at managing operators and brand relationships; skilled in holding teams accountable and aligning them with ownership goals
  • Executive presence and excellent communication skills; comfortable interfacing with property GMs, brand reps, and internal leadership
  • Highly collaborative and team-oriented; works cross-functionally with acquisitions, construction, finance, and investor relations to execute on firm-wide objectives
  • Entrepreneurial mindset with a builder’s mentality—can drive process improvement, mentor junior talent, and help institutionalize the asset management function
  • Bias for action and results; able to operate with autonomy in a lean, fast-paced, and evolving organization
  • Bachelor’s degree required
  • Willingness to travel regularly for site visits and operator meetings.

BENEFITS PACKAGE

  • Competitive salary
  • Benefits: health, dental, vision, life insurance, and other supplemental options
  • Paid PTO beginning after ninety (90) days of employment
  • 401k eligibility beginning after ninety (90) days of employment
